## What an agent would charge

Real estate agents in Australia charge a commission of roughly 1.5% to 3.8% of the sale price, plus a marketing budget quoted separately, from a few hundred dollars to several thousand depending on the state and the campaign. Both vary by state and by suburb, and both are negotiable.

## **What you still pay for either way**

A conveyancer or solicitor to prepare the contract and handle settlement, typically $500 to $3,000 in professional fees depending on the state, plus searches and government charges. Optional extras you choose to add, such as professional photography or a portal upgrade beyond the standard listing, at cost. The realestate.com.au and Domain listings themselves are included in helm's price. These are the same whether you sell with an agent or with helm.

## **What happens when an offer arrives**

Every offer comes into your helm dashboard with the price and the conditions side by side: finance, settlement length, deposit, cooling-off. helm scores the terms of each offer so you can see why two offers at the same price are not the same offer. You decide what to accept, counter or decline. helm does not negotiate for you and never holds sale money; the deposit goes to your conveyancer's or solicitor's trust account.

## **Who helm is not for**

If you would rather someone else run the inspections, talk to the buyers and manage the paperwork, an agent is the right call and there is no shame in it. helm is for sellers who want to do that work themselves with proper tools and clear information behind them.
