Short answer: you cannot do it yourself, and it is nothing to do with you. Both portals only take listings from licensed real estate agents. A private seller gets onto them through a platform that holds a licence and publishes on your behalf. That is what helm does, and you still run the sale.

## Why the portals will not take your listing directly

realestate.com.au's residential acceptable use policy treats advertising a property for sale in a state where you do not hold a current real estate agent's licence as a breach, and every advertisement has to point back to a licensed agent's office. Domain switched off its self-service "Place an Ad" product in 2026; its help centre now says a vendor "will only be able to list your property on Domain by connecting with your local property manager or real estate agent".

The reason is liability and data quality. A licensed agent is bound by state licensing law and the portals can hold them to account for a bad listing. An individual seller is not.

## How helm gets you on both

There is a licensed real estate agent on the helm team, and helm's listings reach realestate.com.au and Domain under that licence. helm is a software platform, not your agent: it does not negotiate for you, does not sign anything for you and never touches sale money. You write the listing (with AI help if you want it), you run the inspections, you talk to the buyers and you decide on every offer.

What you get on the portals is the same as an agent-listed property: your photos, your copy, your price, buyer enquiries and inspection bookings. Buyers see a listing, not a "for sale by owner" badge.

## What "listed under a licence" does and does not mean

## What you still need

A [conveyancer or solicitor](/guides/why-you-really-do-need-a-good-conveyancer). In NSW and the ACT the contract has to exist before you advertise. In Victoria the section 32 has to be ready before a buyer signs, and in Queensland the Form 2 seller disclosure statement does. Your conveyancer prepares these and handles settlement. Deposits go into their trust account, never to you and never to helm.
