## Marketing costs in SA

Agents usually ask for a marketing budget up front, and you pay it whether or not the property sells. In South Australia that runs $400 to $5,000 depending on the campaign: portal listing upgrades, photography, a signboard, print, and sometimes styling on top.

This is the line item sellers most often miss when they compare a percentage fee to a flat one, because it never appears in the commission rate.

## Legal costs and the SA paperwork

A Form 1 vendor statement has to be served on the buyer before they sign, or at least 10 clear days before settlement. A conveyancer prepares it, usually $400 to $700 plus searches. Serving a defective Form 1 carries penalties and can give the buyer a right to walk away, so it is worth having prepared properly.
